Enter four numbers and find the most you can bid without losing money. Free, no signup, with typical Miami-Dade costs built in.

What the property would sell for once ready, based on comparable sales in the area.
If you haven't seen the property, use a conservative estimate: at auction you buy without going inside.
Liens that survive the sale: senior mortgage in HOA foreclosures, taxes, government liens. Confirm with a title search.
15%
Of the repaired value. 15% is the industry standard for flips.
Your maximum bid
Enter the after-repair value to calculate.
Educational estimate using typical Miami-Dade percentages (holding ~3% of ARV, resale ~7%, purchase closing ~1.5% of bid). Not financial or legal advice. The real number depends on verified repairs, court-file debt and comp-based value — get a title search before bidding.

BIDROI runs this math for you — with real data.

For every Miami-Dade auction, BIDROI reads the court file (the debt you inherit), values the property with county comps, and computes the Strike Price automatically. You just decide.

How does the math work?

The calculator works backward from the after-repair value (ARV): it subtracts your profit margin, repairs, the debt you would inherit, the cost of holding the property while you fix it, resale costs (if you plan to flip) and purchase closing costs. What's left is your ceiling — bidding a dollar above it starts eating your profit. It's the same reasoning we explain in how much to bid.

A real number to calibrate against: across the resolved Miami-Dade auctions BIDROI tracks, investors' median winning bid lands about 33 percent above the final judgment. See more real numbers by ZIP code in our public statistics.

Frequently asked questions

How do you calculate the maximum bid at a foreclosure auction?
You work backward from the property's after-repair value (ARV): subtract your profit margin, repairs, any debt you would inherit, and closing, holding and selling costs. What's left is the most you can bid without losing money.
Is this calculator free?
Yes, completely free and no signup. It's an educational, simplified version of the Strike Price that BIDROI computes automatically for every Miami-Dade auction using real county data.
What is inherited debt at a foreclosure auction?
Liens that survive the sale and transfer to the buyer: senior mortgages in HOA foreclosures, property taxes, and certain government liens. It's the most expensive mistake at auctions — if you don't know it, the calculator assumes zero, but you should confirm it with a title search before bidding.
Are the results exact?
They're an educational estimate using the numbers YOU enter plus typical Miami-Dade percentages. The real number depends on the property: actual repairs, debt verified in the court file, and market value from comparables. That's what BIDROI automates for every auction.
